Four numbers cover it. There is no annual property tax and no capital gains tax — the costs are one-time and transparent.

01No income taxRental earnings in Dubai are not taxed in the UAE. Declare them in India as your own tax position requires.
02No capital gains taxThe UAE levies no capital gains tax when you sell. Your Indian tax liability is a separate question we help you plan for.
035% VAT on commercialApplies to commercial property. Residential sales and leases are generally exempt or zero-rated.

Straight answers

Is the pass really free?
Yes. Entry is free and we charge buyers no brokerage — our fee comes from the developer, as it does across the industry. The pass exists so we can manage floor capacity across the day and call you beforehand.
Why aren't prices and projects listed on this page?
Dubai inventory and payment plans move week to week, and the terms developers bring to a show are not the ones on a public website. We put current availability and the show-only terms in front of you on the floor at the Vivanta.
Can a resident Indian legally buy property in Dubai?
Yes. Under the RBI's Liberalised Remittance Scheme, a resident individual may remit up to USD 250,000 per financial year for permitted capital account transactions, including overseas property. The desk at the Vivanta walks you through the paperwork with your own bank.
Do I have to fly to Dubai to complete a purchase?
No. Bookings and registration can be completed remotely, including through a power of attorney. We still recommend a site visit before handover, and we help arrange it.
How small can I start if I want a residence visa?
Smaller than most people are told. Dubai removed the AED 750,000 floor for the two-year property investor visa in April 2026 — the property simply has to be completed with a registered title deed, plus UAE health insurance and a Dubai Police good-conduct certificate. The ten-year Golden Visa still needs a DLD valuation of AED 2 million.
What are the real costs on top of the sticker price?
The 4% Dubai Land Department transfer fee, registration and agency charges, and annual service charges on the unit. We put the full landed cost in rupees in front of you before you commit to anything.
